Application Criteria

WE DO NOT RENT SIGHT UNSEEN. YOU MUST SEE THE PROPERTY FIRST BEFORE APPLYING.

Please contact our office at 509-821-1031 to ensure the property you are applying for is still available. If you apply online, you are immediately charged the fee and it is non-refundable.

There is a $45.00 non-refundable application fee per person 18 years or older and screens rental history, credit, income, identity, rental/mortgage history, and criminal background and all other criteria listed below. The application fee is due at the time of submission of application. If the unit you have applied for is no longer available for rent, we can use your same application for another one of our available properties you approve of applying for or we will refund the application fee less any applicable charges we have accrued in processing and or refunding your application.

The $45.00 non-refundable application fee is per person and also applies for married couples as well. The application fee is due at the time of submission of application.                                                            

Rental Criteria

Cobalt Property Management Fair Housing Statement: Cobalt Property Management and its proprietors are firmly dedicated to adhering to all federal, state, and local fair housing statutes. Discrimination based on race, color, religion, gender, national origin, familial status, disability, source of income, or any other protected class is not practiced by Cobalt Property Management. The following Rental Criteria elucidates the prerequisites for rental applicants regarding the standards necessary for residency approval. Cobalt Property Management does not entertain Comprehensive Reusable Tenant Screening Reports.

CREDIT HISTORY: A credit score of 600 or higher is required on all applications, 2 or more collection accounts on your credit report will be reason for automatic denial. Credit verification will be conducted by TransUnion SmartMove, a third-party verification entity. The applicant will obtain a credit score, and management will receive a credit recommendation grounded on statistical data such as payment history, number and type of accounts, outstanding debt, and account age. Based on this credit recommendation, the application will either be accepted, denied, or accepted under certain conditions.

AGE: Every applicant must be 18 years or older. All individuals aged 18 years or older are required to complete an application and pay any/all applicable fees to be approved.

INCOME VERIFICATION: Each applicant must submit written verification of income equal to 2.5 times the monthly rent per household, via one of the following: Pay stubs from the past 30 days; or Bank statements illustrating recurring pay deposits; or A letter from the employer on company letterhead validating income and employment; or Applicants without employment must provide proof of a bank balance equal to or greater than 6 months' rent or apply with a qualified co-signer. Applicants with insufficient monthly income may be required to pay an additional deposit.

IDENTITY VERIFICATION: All applicants are required to provide a valid, non-expired driver's license or government-issued photo identification.

RESIDENCE HISTORY: Cobalt Property Management retains the right to confirm residence history. Individuals embroiled in ongoing disputes with landlords, with prior evictions, or bearing unfavorable rental references will encounter denial. Those with negative rental references, including an adverse history with Cobalt Property Management, are liable to be denied. You are required to provide the following, a, previous 2 rental units you have lived in, b, Valid rental accompanied with your written lease and or your written month to month lease agreement. Note, 3 total late payments and/or 1 NSF checks within the previous 12 calendar months is grounds for automatic denial.

RESIDENTS OF FOREIGN COUNTRIES: Applicants lacking a social security number must provide: Proof of foreign citizenship (passport, work visa, etc.) Written verification of income or recent paycheck stubs, Refer to the attached list of additional acceptable forms of identification.

ACCEPTABLE FORMS OF IDENTIFICATION: Adults 18 and over MUST present valid identification as follows: Current driver's license or state photo identity cards issued by the Department of Motor Vehicles (or equivalent); U.S. Passport; U.S. Passport Card; DHS trusted traveler cards (Global Entry, NEXUS, SENTRI, FAST); U.S. Military ID (active duty or retired military and their dependents, and DoD civilians); Permanent resident card; DHS-designated enhanced driver's license; Airline or airport-issued ID (if issued under a TSA-approved security plan); Federally recognized, tribal-issued photo ID; HSPD-12 PIV card; Foreign government-issued passport; Canadian provincial driver's license or Indian and Northern Affairs Canada card; Transportation worker identification credential. CRIMINAL BACKGROUND CHECK: Applicants with felony or misdemeanor convictions or charges that could adversely affect the property, safety, or peaceful enjoyment of the premises may face denial. Conviction of any crime requiring lifetime registration as a sex offender will lead to automatic denial. See Attached Criminal History Screening below.

CRIMINAL HISTORY SCREENING: Cobalt Property Management and its proprietors aim to provide well-maintained properties for the benefit of all tenants. Screening criteria is adopted to maximize safe housing and minimize liability risks and maintenance costs. Screening will provide housing to individuals who do not pose an unreasonable risk to persons or property. In accordance with fair housing laws, consideration of criminal conviction history will include nature and severity of past conduct; age of individual at the time; evidence of good tenant history before or after conviction; evidence of rehabilitation and treatment efforts; restitution of damages; nature and severity of offense(s); number of similar past offenses; and impact of housing decision on other non-offending household members. Owner and management will screen for criminal convictions for crimes against persons or property. Listed crimes, as well as substantially similar offenses, may result in denial of the application. Applicants with an arrest and pending criminal case will be evaluated based on the facts of the case to determine if conduct justifies exclusion as a threat to others or property. Applications will be put on hold until the case is finalized. Owner and management will screen for criminal convictions for crimes against person or property. Crimes listed below, as well as substantially similar crimes, may result in denial of the application.

If applicable, a letter designating, Comfort / Service animal / Emotional Support animal as a comfort/service animal/ Emotional Support animal, and a clear, full-body photo of the animal. All animals, service or otherwise, must be photographed and documented. Comfort / Service animal / Emotional Support animal is not considered a pet so long as proper documentation and valid licensing is provided for the specific Comfort / Service animal / Emotional Support animal.
