Can you hold a place before I apply?
Unfortunately, we cannot hold a property without a completed application and deposit. We encourage you to submit your application as soon as possible to secure your desired property. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, you are required to pay the first month’s rent and a security deposit before moving in. The last month’s rent is usually not required up front, but please refer to your lease agreement for specific payment details. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply for a rental property. All prospective tenants must complete a rental application and meet our screening criteria. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided the property is returned in good condition. Deductions may be made for any damages beyond normal wear and tear or for unpaid rent. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the minimum income or credit requirements. The cosigner will be responsible for ensuring the lease terms are met if the tenant is unable to fulfill their obligations. -
You have a property I want to rent. How do I apply?
To apply for a property, visit our website and complete the online application form. Be prepared to provide necessary documentation such as proof of income and a valid ID. -
How do I pay rent?
Rent can be paid through our online portal using direct deposit or EFT payment. Alternatively, you can drop off a cashier's check or money order at our office during business hours. -
I want to get a pet. What do I do?
If you wish to get a pet, please review our pet policy and contact our office for approval. Additional pet deposits and monthly pet rent may apply. -
I want to move out, but my roommate wants to stay. What do I do?
If you plan to move out but your roommate wants to stay, you must notify our office and arrange for a lease modification. The remaining tenant(s) may need to qualify again under the new lease terms. -
My lease expiration is coming and I want to move out. What do I do?
Notify our office in writing at least 30 days before your lease expiration if you intend to move out. Ensure the property is clean and in good condition to avoid deductions from your security deposit. -
Who is responsible for paying for repairs & maintenance requests?
The property management company is responsible for handling and paying for necessary repairs and maintenance. Tenants should promptly report any issues through our maintenance request system for timely resolution.
